Check the application before it goes in. Chase the pack that is holding the sale up.

Conveyancing Chaser is two things a conveyancing team does by hand today: a checklist run over the papers before an AP1 or FR1 is submitted, and a diary that chases a managing agent for the leasehold pack until it arrives.

  • Before you submit. Upload the TR1, the SDLT5, the title register and the charge deed. The fields are read out, you confirm them, and the checklist shows what does not match — with both versions side by side and the page they came from.
  • After you ask for the pack. The request, the chases at seven, fourteen and twenty-one days, and the reply when it comes, all on one screen with the days counting.
  • Nothing is sent without you. Every letter is a draft until somebody presses Send, and every conclusion is a question put to a person.

What it does not do: it does not submit anything to HM Land Registry, it does not replace your case management system, and it does not tell you whether a form is correct. This is not legal advice.
