Conveyancing Chaser is a prototype offered to a small number of conveyancing firms. Use it as an extra pair of eyes, not as an authority.
What this is not
- This is not legal advice. Nothing here is advice about a transaction, a form or a fee.
- It is not a submission service. It does not connect to HM Land Registry in any way and it never files anything. The firm submits as it always has.
- It is not an approval. A checklist saying “ready to submit” means nothing on our list is outstanding — not that the application is correct. The fee earner remains responsible for it.
- Five of the twenty-five checks are marked beta: their wording has not yet been confirmed by a practising conveyancer, so they are shown for information and never change the status.
Letters
Letters to managing agents go out in the firm’s name, from a draft a person has read and pressed Send on. The firm is responsible for what it sends. No letter in this product asserts a legal duty to reply within any period, because nobody has yet confirmed that such a duty exists on a private sale.
Fees, forms and the law
Fees and forms change. This product deliberately does not carry a copy of the Land Registration Fee Order: it asks what fee you have used and points you at the current guidance. Check the current Land Registry pages.
